Can you lower the rent to meet my budget?Unfortunately we are unable to lower rent prices.

How much is the deposit?The deposit is $1,250 We know, it's expensive to move, but don't worry, we got you! We partner with several organizations that help with move-in expenses. 😀

Can I pay part of my deposit up front and pay the rest later on a monthly basis?No. All funds, including deposits, are due before signing the lease agreement.

How much is the application fee?The Application fee is $65 This fee covers the costs of your background and credit checks Yes we know this is expensive, the cost of background checks have gone up because of scammers using fake ID’s and fake bank statements have driven up the costs This fee is NON REFUNDABLE This fee is required for each applicant 18 and older Paying this fee does NOT guarantee your application will be accepted

Do you accept section 8 for this property?Yes! We will accept a HCV/Section 8 voucher. Your application will NOT be treated any differently than anyone else's. Your voucher amount will be added towards the income requirements for the property. The RTA (Request for Tenancy Approval) MUST be uploaded with the application A $350 NON REFUNDABLE holding fee is required if your application is accepted. Holding fee is good for 14 days - We take the property off the market Your case worker is to use this time to schedule inspections etc. Holding fee is NON REFUNDABLE Holding fee can be applied to the deposit If the case worker/inspector can't approve the unit within the 14 day holding period, we will move on to the next applicant Holding fee is NON REFUNDABLE In the mean time check out our Section 8 FAQ page.

Can you alter the rent to meet my section 8 voucher?Now that just wouldn't be fair to the people who don't have vouchers now would it???

Do you require renters insurance?Yes. All Gentry Investment Properties units require renters insurance.

Can I smoke in my rental home or anywhere on the property?No. Gentry Investment Properties does not permit smoking of any kind in our rentals.

Once I have applied, if I am denied or choose not to move forward with signing a lease, will my application fee be refunded?"No. Unfortunately, once an application is processed, we cannot refund the application fee.

I got my application in first, does that mean I get first pick of the unit?No, Gentry Investment Properties does NOTt use the first come first serve method. We choose from a pool of qualified applicants.

Will you call my references and previous landlord?Yes. As part of our screening process we will call all listed references, previous landlords, and employers you have listed. We will attempt one time to call only 1 time, so please let all parties know that they have been listed on your application.

Which credit reporting agency do you pull from?We pull data from TransUnion. This is a soft pull and will NOT harm your credit.

I have applied, how long will it take for me to hear back?It usually takes about 4 to 5 business days once applications have started being processed. To ensure that your application is processed efficiently please make sure that your references are aware that you are listing them, and that your employer and landlord knows that we will be calling. We will only attempt to call once.

How many applications do you receive per unit?We only accept a maximum of (5) applications per unit. Once five (5) applications are received, we will begin the application processing phase. This will involve verifying income, credit history, and rental references. Applicants will be notified via email when the application processing phase begins. Please call your references, landlord, and employers and let them know that we will be calling them.

Is there a minimum credit score to be approved?Though we take your credit score into consideration when screening, we don't require a minimum credit score. The reason is some of our applicants may have a lower score because they are just getting out of college and have a lot of student loan debt, but they make well above the rental amount. Some of our applicants are Dave Ramsey fans and don't use credit cards and pay cash, thus they have a lower credit score.

How do you decide which applicant gets the unit?Each applicant will be assessed using our applicant scoring sheet. The applicant with the highest score will be offered the unit.

If my application doesn't get picked, do I get my money back?The application fee is a non-refundable administrative charge to process your application. This fee covers the costs associated with reviewing your application materials, including background checks and credit checks. Before submitting your application, please take a moment to review the qualifications listed on our website to ensure you meet the requirements. This will help you make an informed decision about applying.

Do you report to credit bureaus?Yes. As long as you pay your rent on time, your payments will be reported to the credit bureaus to help you build credit.

My lease isn't up for another month or so. Can you hold the unit until I am ready to move?No. If your application is chosen you have 48 hours to pay the deposit and first month's rent.

I'm a friend/relative of the owner; can they still rent to me?Gentry Investment Properties prohibits the rental of any of our properties to friends, family members (including spouses, children, parents, siblings, and in-laws), or close personal associates of employees or property managers.
